تدوین چهارچوبی برای تعیین جریان نقدینگی خروجی پیمانکار در بستر مدل اطلاعاتی ساخت (BIM)

چکیده
تعیین دقیق جریان نقدینگی پروژه امری حیاتی برای پیمانکاران پروژه‌های عمرانی است. در این میان جریان نقدینگی خروجی پیمانکار از اهمیت بسزایی برخوردار بوده و عدم توجه به آن می‌تواند موجب بروز چالش کمبود نقدینگی در طول پروژه برای پیمانکار شود. با گسترش ابزارهای نوین رایانه‌ای به‌ویژه مدل‌سازی اطلاعات ساخت در صنعت ساخت‌وساز، می‌توان در هرلحظه از پروژه جریان نقدینگی خروجی پیمانکار را به‌راحتی و کمتر از چند دقیقه محاسبه نمود. در این مقاله، چهارچوبی مبتنی بر مدل‌های پرداختی پیمانکار برای نیروی انسانی، ماشین‌آلات و ابزار و مصالح ارائه و در یک پروژه ساختمانی واقعی پیاده‌سازی گردید. مدل با تأکید بر مفهوم فاصله زمانی میان استفاده از منابع و پرداخت هزینه‌ آنها طراحی شده و جریان نقدینگی واقعی با نمودار هزینه کل مقایسه شد. نتایج نشان می‌دهد که منشأ اصلی تفاوت میان نمودار هزینه کل و جریان نقدینگی خروجی، اختلاف زمانی میان ثبت هزینه‌ها و پرداخت واقعی است. این تأخیر باعث ایجاد پیک‌های نقدینگی در هزینه‌های سرمایه‌بر و گسسته مانند مصالح می‌شود، در حالی که هزینه‌های پیوسته مانند نیروی انسانی تنها تغییرات جزئی زمانی ایجاد می‌کنند. استفاده از نمودار هزینه کل برای برآورد سودآوری، خطای محدودی حدود ۰.۳ تا ۲.۱ درصد دارد. با این حال، نیاز نقدینگی واقعی پیمانکار به دلیل تأخیر در پرداخت هزینه‌های مصالح می‌تواند تا ۶۴ درصد بیش‌برآورد شود، در حالی که پرداخت نیروی انسانی عمدتاً تنها باعث شیفت‌های زمانی جزئی در جریان نقدینگی می‌شود. بنابراین، مدیریت فعال پرداخت مصالح و چانه‌زنی با تأمین‌کنندگان ریسک کمبود نقدینگی را کاهش داده و تصمیم‌گیری مالی را بهبود می‌بخشد.

A Framework for Determining Contractor’s Cash Outflow Based on Building Information Modeling (BIM)

چکیده English

Accurate determination of project cash flow is vital for contractors in construction projects. Among cash flows, the contractor’s cash ouflow is particularly important, and neglecting it can lead to liquidity shortages during the project. With the advancement of modern computational tools, especially Building Information Modeling (BIM) in the construction industry, the contractor’s cash ouflow can be calculated at any moment of the project easily and within minutes. This paper presents a framework based on contractors’ payment models for labor, equipment, and materials, which was implemented in a real construction project. The model is designed with an emphasis on the time lag between resource utilization and cost payment, and the actual cash flow is compared with the total cost curve. The results indicate that the primary source of discrepancy between the total cost curve and the outflow cash flow is the time difference between recording costs and actual payments. This delay creates liquidity peaks in capital-intensive and discrete costs such as materials, while continuous costs, such as labor, only cause minor temporal variations. Using the total cost curve to estimate profitability introduces a limited error of approximately 0.3 to 2.1%. However, the contractor’s actual cash requirement due to delays in material payments can be overestimated by up to 64%, whereas labor payments mainly cause only minor shifts in cash flow. Therefore, active management of material payments and negotiation with suppliers can reduce liquidity risk and improve financial decision-making.
